You have advised us to strata titled the block of 3 units before sale to individual owners. You have spent a lot of time an effort in coordinating various parties concerned including the surveyor, engineer, other contractors and lawyer. The market was quite small if the block is sold to investors and you have opened up the market by advising us to subdivide the units into 3 units each with its own title.
