OK so you want to prepare your house for the Market to get the best possible price. You’ve done as much as you can to  renovate and restore and now you want it to present at it’s best as well.  Your home can make a great first impression by the way it is decorated.. At Jensen Property we see the difference between a well presented home and a home that’s not. A general rule is – If it presents well from the out-side it will also on the inside. We also  know a well loved home with good  presentation will rate higher in determining the final price achieved.

The out-side:  On arriving at the outside of your property  the buyer  immediately decides whether they will go inside” says Karen Jensen. A well loved garden is always inviting, and if the front lawn and house is well maintained, you’re off to a good start. Out-side lights can also give a home a welcoming feel for just on dusk, a common time to drive by and consider.

A Stylist: Whether you want to use what you have in your home or hire some special pieces of furniture to pop your presentation, a stylist can help. A room should demonstrate colour layering, be de-cluttered and have specific furniture choice which is well positioned.

Lighting your space: Heidi from Look Home Staging, property styling believes that filling your home up with natural light and soft white light is the most crucial element to show a room. “Keep your fabrics and walls neutral and light. Darker objects can close in a room, yet a sense of space can be achieved with a good balance. By keeping the space as a blank canvas and in neutral tones you can add to it by using small amounts of colour to pop your room.

Clutter: Moving through your house should be easy with less furniture to obstruct the flow. Put extra pieces  away from the house altogether. Put most of your personal items away, clear the deck, leaving only a few items on your furniture as these can become a distraction.

The buyer is essentially looking at the house but can be influenced  by the way it is staged. For instance, a younger buyer may like an out-door area to entertain friends with a bar-b-que and out-door setting  so she can visualize herself and her friends there.
