Singapore-based developer Aspial has lodged plans with Brisbane City Council for a 91-storey apartment tower at 30 Albert St in the CBD.

At 274m above sea level, the tower will be as tall as allowable under the city plan.

While the Skytower, 131 Mary St, Brisbane, is also 274m, Aspial says its Cox Rayner designed tower is taller because it is in a lower part of the CBD which allows it to be one storey higher.

There will be a “vertical community” with a number of elevated gardens and common areas contributing to the amenity for residents of the 732 apartments.

At ground level, retail spaces and landscaping will contribute shade and public amenity, contributing to Brisbane City Council’s plans for an active Albert St boulevard,

Cox Rayner director Jayson Blight said 30 Albert St would add to vibrancy of the CBD.

“The Gardens are Brisbane’s Central Park. This part of the city is ideally suited to residential living, and 30 Albert St will contribute to the renewal of the precinct,” he said.

Mr Blight said the apartments would predominantly have two bedrooms, and be of a size and quality that would suit owner occupiers as well as investors.

Aspial bought 30 Albert St for about $36 million. It is also working on plans for another Brisbane site at 240 Margaret St.

The company’s chief executive Koh Wee Seng said the new tower’s proximity to the Queen Street Mall, the Queen’s Wharf project and other city amenities, differentiated it from other projects.

“We see a lot of opportunities in the Australian property market where there is a marked shift to apartment living,” he said.

“The Australian market is buoyant and there is an appetite for aspirational, high quality homes.

“There is clearly a strong market for quality apartments in the city and Aspial’s research shows that this area of the CBD is currently underserviced.”

Subject to Council approval, the apartments are expected to be released to the market early next year.
