2021 Brisbane Housing Market Growth & Demand

2021 Houses in demand

With Brisbane’s house and unit values growing steadily over the last year, an increasing number of people have become interested in investing into the housing market, including new buyers & sellers as well as experienced investors, as 2021 Brisbane housing market demand has risen significantly.

According to Corelogic, Brisbane dwelling values have grown in value by approximately 10% on average over the last year. While most properties have been increasing in value, the areas with the greatest growth have been the inner ring suburbs which are around 5 kilometres away from Brisbane’s central business district.

Luckily, aside from this growth driving 2021 Brisbane housing market demand upward, home loan rates remain at historically low levels with comparison rates anywhere between 2-4% depending on the institution and the terms and conditions of the loan. Due to these two reasons, we find many people are interested in joining or returning to the property market as housing demand in the inner ring suburbs are pushing up the value of Brisbane’s property market.

The big banks have all made positive housing market forecasts for the next few years, with Westpac predicting 20% in growth over 2022 and 2023. Brisbane, being comparatively small compared to the other capital cities on the east coast of Australia, still holds a lot of potential for growth as the inner city and surrounding suburbs expand outwards and upwards over the coming decades.
